Land Development Opportunities
Have you found a site which would be perfect if only it had the benefit of planning permission? Would you like the security of knowing that you can purchase the site at a later date without being gazumped? Our team is one of the most experienced and extensive in the region but our fees fall some way below the larger Newcastle, Leeds and London firms. Our experience of acting on behalf of both buyers and sellers places us in an excellent position to be able to advise you.
Whether you are a sole trader looking at a plot of land for one or two houses or a large developer looking at a site for a multi-million pound development Tilly Bailey & Irvine can help you secure the land.
Don’t run the risk of the seller deciding to increase the asking price or sell the land to a third party. An option agreement gives you the protection to enable you to make a planning application and to carry out a full assessment into the viability of your proposals whilst placing an obligation on the seller to sell the land to you as agreed.
Alternatively we can look at and help with conditional contracts with clauses to cover specific instances such as;
- the obtaining of planning consent
- a ground investigation survey
- an environmental impact assessment
- a liquor licence or
- suitable access
Tilly Bailey & Irvine can advise you on the advantages and disadvantages of both
Tilly Bailey & Irvine also acts for many sellers of potential development land to developers. Our experience of acting on behalf of both buyers and sellers places us in an excellent position to be able to advise you.
