What is an auction pack?

The auction house will ask you to prepare an auction pack. It will be made available to the public and can be the difference between your property selling on the day or remaining as stock.

Failure to provide a comprehensive auction pack may deter any prospective purchaser from making a bid, due to the uncertain nature of what may affect the property. The principle of caveat emptor (“buyer beware”) also applies to auctions and the importance of a comprehensive auction pack cannot be emphasised enough. Buyers require information up front via the auction pack to ensure they know everything they need to know before purchase.

How can we help?

At Tilly Bailey & Irvine, we are able to prepare a comprehensive auction pack ahead of the auction so that you don't have to worry. We will discuss with you in detail exactly what it should include so you are prepared on the day and no problems arise. On average it takes about three weeks to produce a comprehensive auction legal pack, although this does depend on the speed of the local authority search.

You should ensure you choose the right company to compile the pack. We are here to guide you through the process and keep you aware of your options and obligations.

Auctions have changed a lot of the years, it's important to select someone who is familiar with the process.
